Is a Landlord able to evict a commercial Tenant if it has breached its obligations in the Lease?

A Tenant’s breach of the lease may be grounds to evict. The Landlord may serve a notice of forfeiture to the Tenant with a reasonable amount of time for it to vacate the unit. Even if the Tenant has defaulted, however, the Tenant may be able to obtain relief from forfeiture and prevent the eviction if it pays the overdue rent in a timely manner.
